first time home buyer – owner loan

blog for first time home buyers

Am I considered a first time home buyer?

RJ asked:

My wife and I are getting divorced. We currently own a home and both our names are on the mortgage. If I were to buy my own house in my own name, do I qualify as a first time home buyer?
I live in PA

No not if you had your name on a mortgage before. A first time home buyer is someone who has never owned a home before alone or jointly.

No, because your name has been on a title and mortgage before. It doesn’t matter whose name has also been on the title and mortgage, you are not a first time homebuyer because this will not be the first time you’ve bought a home.

You might be doing it for the first time ALONE, but you’ve still done it before.

No.. Anyone who has had an ownership interest (as you have had) within the past three years is not eligible.

    NOPE!
Unless your name wasn’t on anything- mortgage or the deed.

    In Philly!

Man, if you can’t figure this out you should not be buying anything, your brain has not recovered from the trauma of the divorce.

No, you already bought a home, a new one would not be your first.

Make no decisions for awhile, you are obviously not thinking straight right now. Stress can do that to you.
