can i buy a home with the credit score of 554 with the first time home buyer grant before Dec. 1, 2009?

im attending the first time home buyer classes and i have already attended the first class, now i have to go back for a one on one counsel at the end of the month. but i affaid that i wouldnt have enough time to buy a home before the deadline december 1, 2009 and i have to get my credit score up from 554 which is really bad.

    Its not going to happen prior to December 1, 2009, it will take a couple of years to get your score up. It will take paying all bills in collection and any judgments you have. Paying your bills on time all the time, paying down your credit card balances if you have credit cards. Forget about buying a home now, its just a wast of time

    Credit scores are used, but not by themselves. Other factors that contribute to a loan approval can be more down payment, good cash reserves or debt ratios below guidelines.

    On a standard 20 percent down mortgage, borrowers with 580 credit scores can be eligible for the same rates as those with rates in the high 700 range. Really.

    There is a thing called “risk based pricing” that a lender might charge more because of a score but if you find a lender that prices loans that way and you don’t feel you deserve it then find another lender.

    And even if you don’t have the 20 percent to put down, you MAY still qualify for a sub-prime mortgage (with a low score and a little pocket change), although they are much more expensive in the long run.
