first time home buyer – owner loan

I’m on a title of a home but I never purchased a house. Can I be a first time home buyer if I purchase a house?

If that is the case do we have an option? We want to use the Cal HFA program because we can only put down 3% for down payment. If we can’t use the Cal HFA program. What else can we do?

    Call a loan officer up on the phone. I don’t live in Ca, so I don’t know the answer. But I think that you may qualify because it will be your first mortgage, although you are on a deed on another property.
