Helen

I would never use a newbie.

The realtors big task is to get you though all of the inspections, appraisals, etc, handle any problems and get you to closing.

It is the "problems" that would concern me.

Your other issue is that this is a "close friend". You are doing business here and things might get ugly, it may very well either interfere with your friendship, or you will be screwed because you were unable to stand up to your friend as you would do someone you had no personal relationship with.

Jimmy

The new Realtor's broker, mentor or trainer will be there to make sure the new person does everything correctly for you.

The fun thing about using someone new is their enthusiasm, they aren't too busy for you, and have time to devote to finding you the perfect property.

The buying process can involve alot of paperwork, but again, this person should have plenty of assistance.

If your friend is smart, organized, meticulous and willing to ask questions rather than guess, this should be a flawless transaction.
